The purpose of this thesis is to investigate and analyse how the handover
process of construction projects can be designed to become more clear
and value-creating in the collaboration between the project organisation
and the facility management organisation. The aim is to generate
knowledge that can contribute to more precise routines and working
methods in future projects.

What problems arise in the handover process between the project
organisation and the facility management organisation when
handing over construction projects?

clear and value-creating in the collaboration between the project
organisation and the facility management organisation?

The thesis was conducted as a qualitative case study with an inductive
approach, based on an interpretivist research philosophy. The case study
was performed in collaboration with Akademiska Hus and encompasses
a total of three renovation projects located in Stockholm and Lund. Data
was collected through seventeen semi-structured expert interviews with
representatives from six different professional roles, as well as a
document study of the projects' digital project environments. The
qualitative data was analysed through thematic coding.

The study shows that the handover process is characterised by several
recurring challenges: an unclear division of responsibility, insufficient
involvement of the facility management organisation in early project
phases, incomplete and scattered documentation, and a high degree of
dependency on individuals rather than shared structures and routines.
Communication gaps between the organisations are also identified as
central, where different roles hold diverging expectations of what a
successful handover entails without these being communicated or
aligned. The study concludes that a successful handover requires early
involvement of the facility management organisation, clear and
designated responsibility for the handover process, standardised working
methods and checklists adapted to different project types, and structured
experience feedback between projects. A formalised handover, where the
facility management organisation formally acknowledges receipt of the
project, is also highlighted as an important measure to create a clear
transition of responsibility between the organisations.}},
