Abstract
The human race has for a long time contributed to an increase of the environmental problems, however in recent times they have begun to deploy measures to counter this. One of these measures is environmental classification systems, which is used in the construction- and property sector. Environmental classification systems are methods which evaluate a building's environmental performance in order to promote a sustainable construction- and property sector. The human race has for a long time contributed to an increase of the environmental problems, however in recent times they have begun to deploy measures to counter this. One of these measures is environmental classification systems, which is used in the construction- and property sector. Environmental classification systems are methods which evaluate a building's environmental performance in order to promote a sustainable construction- and property sector. At present time, the interest and use of environmental classification systems are increasing rapidly in Sweden, however there isn’t any standard system used. Instead the consumers have to find out on their own which environmental classification system suits them the best. This study highlights the scope, advantages and disadvantages of the two environmental classification systems BREEAM and Miljöklassad Byggnad. This has been done in collaboration with the real estate company Akademiska Hus and the architectural firm Pecan Studio, which provided us with a building for each case study. The report analyzed the possibility of applying BREEAM and Miljöklassad Byggnad on two different buildings located in Sweden (an existing office building from 1861 and a house at the design stage). BREEAM was chosen due to being an international environmental classification system that is currently being initialized in Sweden, while Miljöklassad Byggnad is a purely Swedish environmental classification system that is created for Swedish conditions. The results of this study show that Miljöklassad Byggnad can be applied to both the office building and single-family house, while BREEAM Europe cannot be applied to either one of the two buildings. Furthermore the study shows that BREEAM Europe is a more extensive environmental classification system that treats 10 areas, while Miljöklassad Byggnad only treats 4 areas. The fact that BREEAM Europe is a comprehensive system also leads to more complications when one uses it. While Miljöklassad Byggnad benefits from its scale, making it easier to understand and at the same time decreasing the complications that usually arise when one uses it. The final result of this study is that Miljöklassad Byggnad is a more customized environmental classification system for Sweden than BREEAM Europe, and that the system has the greater potential to become the future standard system in the country. This is partly because the system is applicable to all construction projects and buildings. BREEAM Europe, however, is more appropriate for companies operating on the international market. (Less)
