Abstract
An information system is basically a way to store and process information. All such systems are built from an information model, in essence a model for how to organize data in order to make it possible to process, thus turning it into information. Today there exist advanced information systems for performing spatial analysis (GIS) and to model buildings (BLM-systems). At present the development of information models combining these two information systems, creating what is called a three-dimensional GIS (3D-GIS), is underway. An information system is basically a way to store and process information. All such systems are built from an information model, in essence a model for how to organize data in order to make it possible to process, thus turning it into information. Today there exist advanced information systems for performing spatial analysis (GIS) and to model buildings (BLM-systems). At present the development of information models combining these two information systems, creating what is called a three-dimensional GIS (3D-GIS), is underway. The new information systems will be able to model both indoor and outdoor environments in three dimensions, and perform analyses on these environments. The development of a 3D-GIS is at present in its early stages and the information models that are meant to be used for building the 3D-GIS are CityGML and Industry Foundation Classes (IFC). These models are, however, generalized, with a large number of trades as targets, or specialized for a certain area of interest other than real estate administration. The purpose of this thesis is to study the current prerequisites for creating a 3D-GIS for use by real estate administrators, and which benefits such an information system would grant the user of it. The research has been conducted through the study of literature, interviews and case studies. The interviews were done with users of the information models that are meant to be the basis for a 3D-GIS. The case studies focused on the reality of the real estate administrators at three different companies. To complete the picture received from the interviews and the case studies, and to push the research forward, a more thorough study of relevant literature was performed.
The conclusions in the study are that a 3D-GIS based on IFC and CityGML does not fulfill all the needs of information from a real estate administrator but the models could be used to solve specific problems. The system would have its biggest area of usage as an electronic archive, or as a tool when performing single administrative tasks. What is among others missing in CityGML and IFC is the possibility to model tenements and properties as separate entities which makes many of the tasks of the real estate administrator impossible to perform using only information from the 3D-GIS.
