- Abstract
- In this essay an econometric analysis has been made to examine how the swedish dwelling stock is affected by the rent regulation in Sweden as well as investigate if the regulation affects the rent level. The study observes Sweden, Norway, Belgium and The United Kingdom between the years of 1995 - 2015. Parts of the focus in this study has been on the effectiveness in allocation and if it can increase with deregulation. The econometric model includes several variables that is believed to affect the dwelling stock and the rent level. According to the findings, our first regression shows that the population and the rent regulation have a significant effect on the dwelling stock. Their working paper claims that there is a relationship between rent control and misallocation of resources. In our second regression, it is shown that BNP per capita, population and rent regulation have a significant effect on the rent level. Our results for the rent level indicates that the regulation has an negative effect on the rent level. This paper furthermore discuss other potential consequences of the Swedish rent control. (Less)
