Sammanfattning

Bygg och fastighetssektorn utgör en stor del av samhällets miljöpåverkan. Hållbarhet är idag ett överordnat samhällsmål både nationellt och internationellt. Det är en närvarande faktor som ökar i betydelse inom byggsektorn.

Syftet med examensarbetet är att med hjälp av en kvalitativ undersökning studera hur en byggnads framtid avgörs utifrån hållbarhetsdimensionerna i det initiala skedet, det vill säga ekologisk hållbarhet, social hållbarhet och ekonomisk hållbarhet. För att på så viss kunna identifiera vilka förändringar som krävs för att styra byggproduktionen i en hållbar riktning framöver. Genom att studera ett projekt där man valt att renovera och bygga om den befintliga byggnaden samt ett annat där man valt att producera byggnaden på nytt och riva den befintliga. I fallstudien studeras Blidögatans förskola som är ett ombyggnadsprojekt i Helsingborgs kommun och Helgedals förskola som är ett nybyggnadsprojekt i Kristianstads kommun. Fallstudierna är baserade på intervjuer och samtal med berörda projektledare för respektive projekt.

Resultaten visar att de ekonomiska aspekterna väger tyngst vid olika typer av beslut gällande hållbarhet och avgör ett projekts omfattning och utformning. Studien visar att det krävs ett helhetsperspektiv där de tre aspekterna samverkar och fungera i samklang för att hållbarhet ska uppnås. För att uppnå hållbarhet krävs en omfattande förändring vilket är en utmaning för samtliga aktörer involverade.

The construction and real estate sector makes up a large part of society's environmental impact. Sustainability is today an overriding social objective both nationally and internationally. It is a present factor that is increasing in importance in the construction sector.

The purpose of the thesis is to study how a building's future is determined based on the dimensions of sustainability at the initial stage, in other words ecological sustainability, social sustainability, and economic sustainability. In order to identify the changes needed to control construction production in a sustainable direction in the future. By studying a project where you have chosen to renovate and rebuild the existing building as well as another where you have chosen to produce the building again and demolish the existing one. In the case study, Blidögatan's preschool, which is a rebuilding project in the municipality of Helsingborg, and Helgedal's preschool, which is a new building project in the municipality of Kristianstad, are studied. The case studies are based on interviews and discussions with the responsible project manager for each project.

The results show that the economic aspects weigh most heavily on different types of decisions regarding sustainability and determine the scope and design of a project. The study shows that a holistic perspective is required where the three aspects work together for sustainability to be achieved. To achieve sustainability, a major change is required, which is a challenge for all actors involved.
