Reducing costs, keeping high quality Passive Houses by use of BIM and prefabrication

Abstract
The construction of Passive Houses is challenging. On one hand, there is a strong pressure to reduce the investment cost and on the other hand optimal energy efficiency should be reached. Hence that it is indispensable for architects, engineers, and constructors to avoid any causes throughout the whole project, that would lead to performance gaps and costs overruns.
The purpose of this degree project is to suggest a cost-effective workflow for the achievement of affordable single-family Passive House projects in cold climate like in Sweden. The construction of Passive Houses is challenging. On one hand, there is a strong pressure to reduce the investment cost and on the other hand optimal energy efficiency should be reached. Hence that it is indispensable for architects, engineers, and constructors to avoid any causes throughout the whole project, that would lead to performance gaps and costs overruns.
The purpose of this degree project is to suggest a cost-effective workflow for the achievement of affordable single-family Passive House projects in cold climate like in Sweden. This research especially studies the phases and activities necessary for the handover of a Passive House projects with focus on design and construction stages. Investigation was carried out to understand the changes in workflow implementation of high level of BIM combined with large panel prefabrication method would involve compared to a workflow conventionally done with traditional CAD drawings and on-site construction. Evaluation of the impact on the cost and energy efficiency of the Passive House shown that the use of collaborative approach and high definition of BIM models and large panel prefabrication technics may have the potential to enhance or even increase the quality of a Passive House while design and construction activities are performed without wasting time, effort, or expenses. Hence that a greater balance between economy and energy efficiency can be reached in projects that are to be certified with the international Passive House certification if the use of BIM and prefab is implemented and is appropriately used, as suggested in this thesis.
While BIM and prefabrication may have the potential to reduce the investment costs (including design fees and construction costs), Passive House features also allow for reduced costs in the operation phase. (Less)
