Min utgångspunkt har varit de senaste årens trendbrott i boendepreferenser, där storstäderna inte växer i samma takt som tidigare. Allt fler söker sig till platser med stort utbud av småhus, närhet till natur, goda förbindelser till arbete och rimligare kvadratmeterpriser. Till följd av detta har flera mindre kommuner och orter fått en skjuts i befolkningstillväxt.

En av dessa kommuner är min egen uppväxtkommun Österåker som ligger cirka 3 mil utanför Stockholm. Åkersberga är centralorten i Österåker och karaktäriseras av närheten till skärgården och Åkerskanal som slingrar sig genom ortens centrala delar och mynnar ut i havet. Till följd av detta har flera mindre kommuner och orter fått en skjuts i befolkningstillväxt.

En av dessa kommuner är min egen uppväxtkommun Österåker som ligger cirka 3 mil utanför Stockholm. Åkersberga är centralorten i Österåker och karaktäriseras av närheten till skärgården och Åkerskanal som slingrar sig genom ortens centrala delar och mynnar ut i havet. Kommunen hade näst högst flyttnetto i Sverige 2020-2021. Att det byggs nya bostäder är påtagligt. Kommunen har idag en relativt utspridd och bilberoende bebyggelse som domineras av småhus och förtätas nu framförallt i stationsnära lägen för att minska bilberoendet. Kommunen behöver förtätas samtidigt som dragningskraften är just stora ytor och närheten till naturen.

Projektet kommer resultera i ett bostadsprojekt, på en kuperad, smal tomt längst med kanalen. Tomten är en del av kommunens förtätningsplan och ligger på gångavstånd från stationen. Den är idag igenväxt och svår att ta sig fram på men har stor potential att kopplas samman med befintliga promenadstråk längs kanalen. Detta examensarbete undersöker dels hur bostäder kan integreras i en kuperad terräng och hur man genom att exploatera tomten kan skapa en miljö där både boende i de tänkta lägenheterna och övriga Åkersbergabor kan gynnas av tomtens kanal och naturvärden. Abstract
Over the last years the bigger cities in Sweden haven’t grown at the same speed as before. There has been a rising trend of people choosing to live outside of the big cities as they tend to look for areas with proximity to nature, large selection of small houses, good connections to work and more reasonable square meter prices. As a result, several smaller municipalities and towns have received a boost in population growth.

One of these municipalities is the municipality where I grew up, Österåker, which is situated 30 kilometers outside of Stockholm. Åkersberga is the seat of Österåker and is characterized by the proximity to the archipelago and Åkerskanal that winds through the central parts of the town and flows into the sea. The... (More)
Over the last years the bigger cities in Sweden haven’t grown at the same speed as before. There has been a rising trend of people choosing to live outside of the big cities as they tend to look for areas with proximity to nature, large selection of small houses, good connections to work and more reasonable square meter prices. As a result, several smaller municipalities and towns have received a boost in population growth.

One of these municipalities is the municipality where I grew up, Österåker, which is situated 30 kilometers outside of Stockholm. Åkersberga is the seat of Österåker and is characterized by the proximity to the archipelago and Åkerskanal that winds through the central parts of the town and flows into the sea. The municipality had the second highest net migration income in Sweden in 2020-2021. The densification and construction of new apartments is noticeable. Today the municipality has a relatively scattered and car-dependent housing stock that is dominated by single-family houses and is now densified mainly in locations close to the trainstation to reduce car dependence. Densification is necessary but at the same time, the attraction of the municipality is the possibility to afford larger housing and the proximity to nature.

The project will result in a housing project, on a steep, narrow plot along the canal. The plot is part of the municipality’s plan for densification and is within walking distance of the station. It is currently overgrown and inaccessible but has great potential to be connected to existing walking paths along the canal. This thesis investigates how housing can be integrated into a steep terrain and how developing the plot can create an environment where both residents of the intended apartments and other Åkersberga residents can benefit from the plot’s canal and natural values.
