- Climate change is the biggest challenge of our time. The climate is changing dramatically because of human activity and the construction and property sector plays a key role in reducing climate emissions and building a sustainable future. Although the development of climate-smart solutions in the construction and real estate sector has come a long way, the spread of green buildings has encountered resistance in the property market. The study contributes unique material to the research as previous research on the subject is scarce in the Swedish market.
There is increasing evidence that it is profitable to build sustainable office buildings. Studies show that there are several financial incentives to build sustainable office buildings, including higher market prices, lower vacancies, and the possibility for property developers to use green financing. Although there is a growing body of evidence showing the financial benefits of sustainable construction, there is no guarantee that sustainable construction pays off financially. The results show that there is a lack of models for how construction and property companies make the trade-off between financial and climate benefits, and that many decisions are made based on individuals' personal beliefs.
The results of the study show that the financial aspect is more significant than the climate aspect in the planning and construction of office buildings. To drive the development towards an ecologically sustainable office market, more financial incentives are needed. Property developers and construction companies are currently taking great responsibility for developing and building green office buildings, even though this is not always requested by the tenants. To create greater financial incentives for property developers to develop green office buildings, it is necessary to increase demand from tenants, which will increase demand from investors.
Beyond financial incentives, the biggest driving force for construction and property companies is a sense of responsibility for driving the property market towards an ecologically sustainable future. The attention given to climate change in recent years has reflected on all actors and their incentives to build sustainably. (Less)
