The Effect of Remediation of Contaminated Sites on Property Values: Evidence from Västra Götaland County
(2025) NEKN01 20251Department of Economics
- Abstract (Swedish)
- This study investigates the effect of remediation of contaminated sites on nearby property prices in Västra Götaland, Sweden. Using a hedonic property framework combined with a multi-period Difference-in-Differences method, the aim is to examine whether remediation leads to measurable changes in housing values. The analysis builds on the approach used by Haninger, Ma, and Timmins (2017), but applies the staggered treatment estimator developed by Callaway and Sant’Anna (2021) to account for variation in treatment timing.
The results do not show a clear or consistent effect across all areas. Remediation appears to have a positive and significant effect in suburban areas, while the estimates for cities and towns are weak or insignificant.... The results do not show a clear or consistent effect across all areas. Remediation appears to have a positive and significant effect in suburban areas, while the estimates for cities and towns are weak or insignificant. Site-specific results suggest that treatment effects vary depending on timing and location. Although the findings are mixed, they offer insight into the Swedish context and highlight the importance of considering local conditions when evaluating environmental interventions. The method provides a more robust alternative to traditional hedonic models. (Less)
