Syfte och problem: Studien syftar till att utreda hur en hållbarhetscertifiering påverkar en fastighets värde, och om hållbarhetscertifiering är lönsamt. Följande frågeställningar besvaras:
* Hur påverkar en ekologisk hållbarhetscertifiering en fastighets värde?
* Hur påverkar en social hållbarhetscertifiering en fastighets värde?
* Föreligger det någon skillnad i värdering av en hållbarhetscertifiering, mellan olika geografiska marknader av olika densitet och storlek?

Metod: Studien har genomförts som en kvalitativ studie. Inledningsvis genomfördes en litteraturstudie för att få en fördjupad förståelse kring hållbarhetscertifieringar samt de teorier och metoder som ansågs lämpliga för studien.

Slutsats: Såväl ekologiska som sociala hållbarhetscertifieringar ökar en fastighets värde. De är lönsamma för de fastighetsägande och projektutvecklande bolagen. En hållbarhetscertifiering värderas högre i Malmö, Göteborg och Stockholm än i övriga landet. Generellt gäller att en större stad innebär en högre värdering. (Less)

Conclusion: Both ecological and social sustainability certifications increase a property's value. They are profitable for both property owners and the project development companies. A sustainability certification is valued higher in Malmö, Gothenburg and Stockholm than in the rest of the country. In general, a major city means a higher value. (Less)
