This paper examines which factors that influence the price of the housing market. By using data from Sweden and Denmark between year 1993 - 2020 with credit growth, dwellings completed, an interest-spread and population growth as explanatory variables in the model. The study aims to explain the growth in the housing market with two separate multiple linear regression models.
The results show that credit growth can explain a large part of the growth in the housing market, both in Sweden as well as in Denmark. This suggests that credit growth should be included in further studies that examine the growth in the housing market. However, the robustness in the model can be questioned due to the fact that the model examines a limited period.... (More)

The model only examines the correlation between the variables, this suggests that there might be an endogeneity problem affecting the results. It could be the case, increasing housing prices explain credit growth. Also there could be exogenous variables that explain the housing prices. Further studies are therefore recommended. (Less)
