Syfte: Att undersöka om miljöcertifiering av kommersiella fastigheter är värdeskapande och ifall det kan ses som en långsiktig konkurrensfördel.
Metod: Utifrån en deduktiv ansats och en kvalitativ metod gjordes nio semi- strukturerade intervjuer med utvalda fallföretag. Datan har på grund av uppsatsens syfte analyserats genom mönstermatchning (Yin, 2003).
Teoretiskt perspektiv: Denna uppsats behandlar värdeskapande och långsiktiga konkurrensfördelar. I forskningen har Porter (1985) och Brandenburger & Stuart (1996) tagit fram varsin teori vilka har något skilda synvinklar på värdeskapande. Vidare har Barney (1991) samt Porter & Kramer (2006, 2011) utvecklat två teorier med olika perspektiv på långsiktiga konkurrensfördelar.
Empiri: Sweden Green Building Council är en organisation som verkar för miljöcertifiering av fastigheter i Sverige. Efterfrågan på miljöcertifierade fastigheter är relativt låg trots att miljöcertifieringen medför flera fördelar för både fastighetsägare och hyresgäster.
Slutsatser: Studien stödjer att miljöcertifiering, som en del av en nytto-strategi, är värdeskapande både på hyresmarknaden och transaktionsmarknaden. Studien stödjer delvis argumentet att miljöcertifiering kan vara en långsiktig konkurrensfördel för fastighetsbolag. (Less)

Barney (1991) and Porter & Kramer (2006, 2011) have developed two theories that have different approaches to sustainable competitive advantages.
Empirical foundation: Sweden Green Building Council is an organization that works for environmental certification of real estate in Sweden. Demand for environmental certification of real estate is relatively low even though certification leads to several benefits for both real estate owners and tenants.
Conclusions: The study supports that environmental certification, as a part of a benefit strategy, is value creating on both the renting market and the transaction market. The study partially supports the argument that an environmental certification can be a source of sustained competitive advantage. (Less)
