Abstract
EU’s green Taxonomy is a key incentive and framework to accelerate the transition towards a
sustainable future. This has brought significant changes to the real estate sector's climate
adaptation efforts. The Taxonomy and related reporting requirements remain relatively new,
leading to limited research and uncertainty about their implementation. This study aims to
analyze the impact of unclear directives related to climate risk and vulnerability assessments,
focusing on how they affect further adaptation measures. The research utilized a qualitative
approach, consisting of a literature review and a case study involving 15 interviews with

adaptation efforts. The Taxonomy and related reporting requirements remain relatively new,
leading to limited research and uncertainty about their implementation. This study aims to
analyze the impact of unclear directives related to climate risk and vulnerability assessments,
focusing on how they affect further adaptation measures. The research utilized a qualitative

representatives from the Swedish real estate sector. The results indicated that the Taxonomy
plays a significant role in driving climate adaptation, serving as the primary motivator for real
estate companies to conduct climate risk and vulnerability assessments. However, the study
found inconsistencies in the methodologies used and assumptions made, which derives from
the number of considerations and estimations left to the discretion of the implementer
according to the Taxonomy. The lack of clear directives allows for differing interpretations,
potentially leading to considerable variations in time and resources invested among
companies. More important, it could differentiate widely among the companies regarding
their work with climate change adaptation and mitigation, but still be similarly aligned with
the Taxonomy. To address these issues, clearer national recommendations could help
standardize what is considered acceptable and appropriate. (Less)

EU taxonomin är både en betydande drivkraft och incitament för fastighetsbolagens
arbete med klimatanpassning av sina bestånd. Däremot är det väldigt få större
kilmatanpassningsåtgärder som genomförts av fastighetsbolagen i dagsläget. Det anses
från studiens resultat bero på bland annat taxonomins nyliga introduktion, svårigheterna
med att monetärt kunna värdera klimatanpassningsåtgärderna, ansvarsf ördelning
mellan fastighetsägare och kommuner samt även de något mildare klimatförändringar
Sverige upplever jämfört med andra delar av världen.
