Syfte: Syftet med uppsatsen var att undersöka hur olika faktorer påverkar svenska börsnoterade fastighetsbolags val av kapitalstruktur och vilka faktorer som har störst påverkan. Valet av kapitalstruktur analyserades utifrån olika kapitalstruktursmodeller.
Metod: Studien är baserad på en hypotesprövande kvantitativ metod. Studien har utförts genom en multipel linjär regression.
Teoretiska perspektiv: Den teoretiska referensramen utgörs av teorier om kapitalstruktur i form av Modigliani och Millers teorem, trade off teorin och pecking order teorin. Dessutom har teorier kring påverkansfaktorerna; tillgångsstruktur, tillväxt, storlek, lönsamhet, ålder och kostnad för skuld använts.
Empiri: Urvalet till studiens empiri består av finansiell data från 27 svenska börsnoterade fastighetsföretag mellan åren 2009 och 2019. Data är inhämtad från företagens årsredovisningar och Thomson Reuters Datastream.
Resultat: Tillväxt, ålder och kostnad för skuld påverkar svenska börsnoterade fastighetsbolags val av kapitalstruktur. Storlek, tillgångsstruktur och lönsamhet påverkar inte valet. Trade off-teorin kan förklara påverkan av tillväxt medan pecking order-teorin kan förklara ålder. (Less) - Abstract

In addition, theories about factors that might influence capital structure; asset structure, growth, size, profitability, age and cost of debt were used.
Empirical foundation: The study's empirical data consists of financial data from 27 Swedish listed real estate companies between the years 2009 and 2019. Data is obtained from the companies' annual reports and Thomson Reuters Datastream.
Conclusions: Growth, age and cost of debt affect Swedish listed real etste companies' choice of capital structure. Size, asset structure and profitability do not affect the choice. Trade off theory can explain the impact of growth while pecking order theory can explain the impact of age. (Less)
